Maintenance

1. Drains: If your drain is completely stopped up, this is an emergency. If the disposal side only is stopped up, please report it to SweetWood Properties the next day.

2. Toilets: If your home only has toilet this is an emergency. If you have more than one toliet, please report it to SweetWood Properties the next day. 

3. No Hot Water: This is an emergeny.

4. Water Leaks: If the leak is causing flooding, please call immediately, always try to clean up as much water as you can to prevent damage. The shut-off values are located below the sink and shower. 

5. No Power: If your entire home has no power this an an emergency. If your home has partial power, please check breaker panel for a tripped circuit breaker (shut the breaker completely off and then turn it back on)

6. No Heat: Check your thermostat to make sure it is on. The "heat" setting works your heat pump, and will automatically turn on your gas heat in the event your heat pump is not working. If there is still no heat, please call our main line. 

7. No Air Conditioning: Extreme conditions apply. Judgement is made by the service technician. Any air conditioiner not working after dark will have to wait until the next day, Please shut unit off entirely. 

8. Lockouts: If you are locked out, a lock out fee of $50 dollars must be paid and ID must be shown before entry is allowed. 

9. If you smell gas in your home please call MUD immediately at (402) 554-7777

10. For power outage please call OPPD at (402) 554-6773

11. Fire: Call 911 immediately!
